Neal notches 100 sales in February

Neal Communities (NealCommunities.com), southwest Florida’s premier, private homebuilder, recorded 100 sales in February, continuing a second solid month for the start of 2017. The builder’s two-month total equals 210 sales, a more than 10 percent increase from 2016.

Neal South, the company’s division covering Lee and Collier Counties, marked 20 sales last month and recently opened Avalon, a new condominium community in Naples.

“With a national focus on tax cuts, infrastructure spending and deregulation, we continue to see a positive real estate market here in southwest Florida,” said Michael Storey, president of Neal Communities. “Furthermore, the continued favorable lending environment coupled with the possibility of impending interest rate hikes make this the perfect time to buy a new home. Our quality inventory with feature move-in ready homes and the option to build a new home from the ground up give buyers plenty of options with Neal Communities.”

Notable neighborhoods with robust sales in February included Milano in Venice with 14 sales and Silverleaf in Parrish with 13 sales. Silverleaf offers 18 home plan options and a variety of amenities, including a recreation center, pool, spa, playground, picnic area, basketball court, two dog parks, walking trails and a nature boardwalk.

Grand Palm, the builder’s master-planned community in Venice, continues to be a popular neighborhood with 13 sales last month. The community features interconnected walking trails, nature paths and a 39-acre lake with an island oasis.

The 1,000-acre gated community of Boca Royale Golf & Country Club in Englewood, is about to unveil five new models this month and reported eight sales in February.

Neal Communities is almost sold out in several communities, including Central Park in Lakewood Ranch with just three move-in ready homes available, Windwood in North Venice with only five homes remaining and Woodbrook in Sarasota with just four opportunities for buyers.

In 2016, Neal Communities broke all of the company’s previous sales records, ending the year with 1,109 sales and 1,129 closings, totaling over $430 million in communities from Hillsborough to Collier Counties and representing a 13 percent increase in closings compared to 2015.

Models open at Boca Royale Golf & Country Club

Neal Communities (NealCommunities.com), the area’s largest and most established private builder, opens five new models on Saturday, March 18 at Boca Royale Golf & Country Club, a semi-private club in a 1,000-acre gated, master-planned community in Englewood.

The new Tuscan and Mediterranean inspired models include three single-family home and two Spanish-style villa designs. The recently introduced floor plans include the Endless Summer 3, Fresh Spring and Sanibel, and the Sandcastle and Tidewinds villas.

Neal Communities debuts new floor plans at Daniels Place

Neal family gifts generously to the Boys and Girls Clubs of Manatee County

Pat Neal, CEO and chairman of the board at Neal Communities, and his wife, Charlene Neal, recently gifted $1 million to the Boys & Girls Clubs of Manatee County, an afterschool and summer program that offers hope and opportunity to every child in the community, especially those who need it most.

The longtime Lakewood Ranch-based builder and philanthropist made the substantial donation to the nonprofit’s Invest in Kids Campaign. The couple will be recognized with naming honors at a significant part of the new DeSoto Club campus. The Flex Sport Field will be dubbed the Patrick and Charlene Neal Field.

“The Boys & Girls Clubs of Manatee County is extremely grateful to Pat and Charlene Neal for this very generous gift,” said Dawn Stanhope, president and CEO of the organization. “We are particularly pleased that this donation will underwrite the new “flex field” at the Club. The Invest in Kids Campaign will rebuild the Clubs’ physically and functionally obsolete campus. Strong start to 2017 for Neal Communities

The first month of 2017 marked a period of robust home sales for Neal Communities (NealCommunities.com), southwest Florida’s premier, private homebuilder, which reported a total of 110 sales in January.

The company’s south division had a strong month with 30 sales, and Neal’s luxury homes division, Neal Signature Homes, was responsible for 11 sales.

The neighborhoods with the most sales in January were Grand Palm with 13 sales, the new community of Avalon with nine sales, Boca Royale Golf & Country Club and Milano with eight sales, and Silverleaf with seven sales.

“Our January sales represent a high bar and that sets the tone for the remainder of the year,” said Michael Storey, president of Neal Communities. “We’re looking forward to our new communities like Avalon continuing to be the top choice of home buyers in southwest Florida.”

Neal Communities donates to Emma E. Booker Elementary School

The area’s largest and most established private builder, Neal Communities (NealCommunities.com), recently donated $1,000 to Emma E. Booker Elementary School as a business partner.

The generous donation will specifically support the Positive Behavior Support (PBS) program. The PBS program is as an incentive-based rewards system that rewards students acting like positive role models.

“Emma E. Booker is so excited to have Neal Communities as a new business partner,” said Dedra Reed, an instructional coach at the school. “Our students benefit greatly from this program because they are motivated to earn Booker Bucks and excited to spend their money each week on something from the Tornado Take-Out Menu. Without this donation, we would not have been able to fill our cabinets with awesome stuff the kids want to earn! This makes a huge difference with our students.”

Students are identified by staff members modeling positive behaviors and are rewarded with a “Booker Buck.” The student will collect Booker Bucks throughout the week and spend them on a reward through the Tornado Take-Out ordering system. Their teacher will take the students’ orders, which are delivered on Fridays.

“The program gives students a chance to shine in front of their peers,” said Robin Williams, a behavioral specialist at the school. “Our students need positive attention, and our system gives them this opportunity. Business partners like Neal Communities make these types of programs possible in our school.”

Neal Communities celebrates Heart Month

The area’s largest and most established private builder, Neal Communities, and the firm’s luxury building division, Neal Signature Homes, are celebrating February by partnering with the American Heart Association on its Life is Why We Give campaign.

This year, as part of its philanthropic annual giving plan, the homebuilder chose to support the American Heart Association, the nation’s oldest and largest voluntary organization dedicated to fighting heart disease and stroke. The Life Is Why We Give campaign allows consumers to consider their reasons to live healthier, longer lives and to give in honor of those reasons.

Neal Communities and Neal Signature Homes will donate $100 to the local chapter of the American Heart Association for each new home sold throughout February. From Feb. 6 – 28, a Red Flag Sale will offer buyers an additional limited-time discount off the current price of move-in ready homes marked with a red flag.

“The American Heart Association’s mission is to build healthier lives free of cardiovascular diseases and stroke,” said Chad Loy, vice president of the Central Florida American Heart Association. “For over 90 years, the American Heart Association has led the fight against heart disease, and we are proud to be partnering with Neal Communities to build a healthier Florida.”

To kickoff the company-wide promotion for Heart Month, the Lakewood Ranch and Bonita Springs-based homebuilders’ employees wore red on Monday, Jan. 30 to launch the promotion.

Florida homebuilder Neal Communities breaks company sales record in 2016

Neal Communities (NealCommunities.com), southwest Florida’s premier, private homebuilder, broke all previous company sales records in 2016, ending the year with 1,109 sales and 1,129 closings in communities spanning from Hillsborough to Collier Counties. This marks a 13 percent increase in closings from 2015, totaling over $430 million in closings.

Neal Communities opened six new communities in 2016 and hired 31 new team members, continuing its seventh consecutive year of steady growth.

If the worldwide financial environment remains the same this year, we expect further improvement in 2017.”

Key Florida markets contributed to the firm’s 2016 record-breaking success, including Lakewood Ranch, Hillsborough County, south Sarasota County, and Lee and Collier Counties.

“Last year marked our 22nd year building in Lakewood Ranch,” said Neal. “We are proud that our corporate headquarters are located in one of the top master-planned communities in the country.”

Southern Sarasota County communities rounded out Neal’s 2016 growth trend, with continued robust sales in Grand Palm, a Venice master-planned neighborhood that is more than one-third sold out with rapid, consistent sales since its opening in 2012. In 2017, the builder plans massive additions to the popular community, including a new $2-million gated entrance, six new subdivisions and a new discovery center with eight models for buyers to browse.

“We were able to execute lofty sales goals this year due to diversification in the marketplace, exemplified at communities like Grand Palm, and a continued focus on creating floor plans and designs that buyers want,” said Michael Storey, president of the southwest Florida home building firm. “That coupled with our solid land acquisition plan allows us to develop communities in desirable locations.”

Neal’s southern division has seen significant accomplishments in 2016. The homebuilder opened a dedicated design studio in Bonita Springs along with four new communities in Lee and Collier Counties, including Coconut Cove, Daniels Place and Watermark Phase 3 in Fort Myers and Avalon, the builder’s first condominium community, in Naples.

Neal Communities became the sixth largest builder in Lee and Collier Counties – just three years after opening its first community in spring 2013. Since then, Neal’s south division has grown significantly and now employs 44 people. Selling currently in 10 communities, the division has sold out and completed two neighborhoods since spring 2013.

Neal Communities breaks ground on new Boca Royale Golf & Country Club models

The area’s largest and most established private builder, Neal Communities (NealCommunities.com), recently broke ground on five new models at Boca Royale Golf & Country Club, a semi-private club in a 1,000-acre gated, master-planned community in Englewood.

Slated to open in March 2017, construction on the new Tuscan and Mediterranean inspired homes began this month and includes three single-family home and two Spanish-style villa designs.

The recently introduced models include the Endless Summer 3, Fresh Spring and Sanibel one-story, single-family home plans, and the Sandcastle and Tidewinds villas.

Homes in Boca Royale Golf & Country Club range from 1,632 to 3,346 square feet. The Endless Summer features three bedrooms, two bathrooms, a two-car garage and a den at 2,181 square feet. The Fresh Spring offers three bedrooms, two bathrooms and a two-car garage with 1,812 square feet. At 2,453 square feet, the Sanibel is the largest new model with three bedrooms, three bathrooms, a three-car garage and a den.

The Boca Royale Golf & Country Club’s community boasts mature landscaping, with lakes and nature preserves, towering oaks, cypress and palms.
